If you are deciding whether to buy or sell in the desert right now, here is the short version. The Coachella Valley has moved off the seller-favored market of the past few years and settled into balance. Neither side holds a clear advantage today, and that changes how you approach pricing, timing, and negotiation.

I track these numbers every couple of weeks, because they are the difference between listing at a price that moves and listing at a price that sits. Here is where the valley stands, and what it means for your decision.

The numbers behind the plateau

The key figure for anyone selling is expected market time, which is how long it would take to sell every active listing at the current pace of pending sales. In the Coachella Valley, that number rose from 164 to 176 days over the past two weeks, according to Reports On Housing. A year ago it was 173 days, so the pace is close to where it stood last summer.

Two things moved underneath that number:

  • Inventory fell by 222 homes, down 7 percent, to 3,078 active listings. Year over year, that is 257 fewer homes, or 8 percent less.
  • Demand, measured as new pending sales over the prior month, dropped by 81, down 13 percent, from 605 to 524. That is 55 fewer pending sales than a year ago, or 9 percent less.

When demand falls faster than supply, the market slows even as inventory tightens. That is what happened here over the past two weeks.

On price, the median sale in June was $577,000, down 2 percent from May. In June of last year it was $610,000, so values have softened year over year. The median sales-to-list ratio in June was 97.6 percent, which tells you sellers are generally closing a little under their asking price right now. That single figure is the clearest read on where negotiating power sits.

The wider region tells the same story

The Coachella Valley sits inside Riverside County, and the county-wide picture explains the plateau. Regional home values are down 1.2 percent over the past year, and Reports On Housing describes the market as having reached a plateau after gains of 10 percent in 2020, 23.2 percent in 2021, and 8.7 percent in 2022. Month to month this year, values have barely moved, up a fraction in January and February and down a fraction in April and May.

The main lever is the mortgage rate. When rates drifted below 6.5 percent last fall and held there into spring, values turned positive. Since mid-May, rates have moved back above 6.5 percent, and the market cooled in step. That relationship is worth keeping in front of you, because it is a clear signal of which direction the market leans next.

What this means if you are selling

Balanced does not mean soft. It means that priced correctly, your home still sells. Mispriced, it waits.

With expected market time near 176 days and buyers closing just under list, the market is rewarding sellers who come in at a defensible number and leaving the ones who overreach on the shelf. The days of naming a price and collecting a dozen offers are behind us for now.

Your home is not the valley median. Ironwood, Indian Wells, Rancho Mirage, La Quinta, Palm Desert, and Palm Springs each move at their own pace, and within them, condition and position decide the number. Setting that number against live comparable activity, not a valley-wide average, is the work I do before we ever list. If you are weighing a sale this season, the question is not whether you can sell. It is what number gets you sold on your timeline, and in a balanced market that takes real pricing discipline.

What this means if you are buying

For buyers, balance is an opening. Inventory is lower than a year ago, so selection is tighter, but demand has pulled back and sellers are more willing to negotiate than they were during the bidding-war years. Homes closing at 97.6 percent of list tell you there is room at the table.

The upper price tiers give you more room still. Across Riverside County, homes priced above $1 million are the upper 10 percent of the market, and expected market time there rose to 192 days. In the $1.5 million to $2 million range it is 233 days, and above $4 million it stretches to 624 days, per Reports On Housing. Those are county-wide figures rather than valley-only, but they point to real negotiating leverage at the upper end of the market. If a desert home in that range is your target, this is a season to approach it strategically rather than wait for prices to fall on their own.

The rate factor

Everything above turns on financing. If rates ease back below 6.5 percent, demand tends to return and the balance tips toward sellers. If they hold higher, the plateau likely continues, or values slip slightly. Reports On Housing expects the luxury segment to stay slow through the rest of the year.
